Costs of buying an apartment in Antalya: the full list
What you pay on top of the price: TAPU fee, valuation, translation, insurance, taxes and utility connections.

The purchase budget is more than the price of the apartment. Plan roughly 6–8% of the property value on top.
One-off costs
- TAPU (title deed) fee — 4% of the value stated in the documents (by law split between seller and buyer; in practice often paid by the buyer).
- Mandatory valuation — foreigners do not receive a TAPU without it.
- Sworn translator at the land registry.
- DASK insurance — compulsory earthquake insurance.
- Utility connections — deposits for water, electricity and gas.
- VAT — applies to some new builds; foreigners buying their first property and paying in foreign currency may be exempt.
Annual costs
- Property tax — 0.1–0.6% of the cadastral value per year.
- Complex maintenance fee (aidat) — depends on facilities: pool, security, sauna.
