Turkish residence permit through property purchase: how it works
Who can get a residence permit when buying an apartment in Antalya, what documents are needed and which districts are open for registration.

Buying property is one of the clearest ways to obtain a short-term residence permit (ikamet) in Türkiye. Below is the general procedure. Requirements change, so before every deal we check the current conditions with a lawyer.
Main conditions
- The property is registered in the buyer's name (title deed — TAPU — issued).
- The property value meets the minimum threshold for a residence permit through real estate and is confirmed by an official valuation.
- The property is located in a neighbourhood open to registration of foreigners.
- You have health insurance valid in Türkiye.
Which districts of Antalya are open
Some neighbourhoods are closed for first-time residence permit registration of foreigners. The list is updated, so we check each address before signing. In our catalogue such properties are marked "Suitable for residence permit".
Documents
- Passport and its notarised translation.
- TAPU and the valuation report.
- Tax number and a Turkish bank account.
- Photos, insurance, utility contracts (DASK, water, electricity).
Timeline
The application is submitted online, followed by a visit to the migration office. It usually takes one to three months from application to receiving the card.
KROM Real Estate handles the purchase and the residence permit application end to end: from checking the property to receiving the card.
